The Opportunity
Every downtown has a story. Some are still waiting for their next chapter.
When SPG began exploring opportunities in downtown Delhi, the community had all the ingredients of a thriving main street. Historic architecture, established local businesses, and a strong sense of community created a solid foundation. Yet several prominent buildings remained underutilized, and meaningful reinvestment had been slow to follow.
Many investors evaluated individual properties. SPG evaluated the future of an entire block.
The opportunity extended well beyond renovating a single building. It was about demonstrating what thoughtful mixed-use redevelopment in Delhi could accomplish when every investment supported a larger vision for the community.
Revitalizing one property could create quality housing and commercial opportunity. Revitalizing several properties could change how people viewed downtown altogether.
That was the opportunity.
