The Opportunity
Communities don't simply need more housing. They need housing that belongs.
When the property at 600 Norfolk Street became available, previous plans for commercial office development had never materialized, leaving a highly visible site underutilized despite its central location in Simcoe.
For many developers, the solution would have been straightforward: maximize density. Build quickly. Move on.
SPG saw a different opportunity.
The site deserved more than additional housing. It presented an opportunity to demonstrate that purpose-built rental housing could respect the surrounding neighbourhood while helping address Norfolk County's growing demand for quality homes.
The challenge wasn't determining what could be built. It was deciding what should be built.
By carefully considering the site's context, surrounding homes, and long-term role within the community, the project became an opportunity to support the continued growth of Simcoe through thoughtful residential development rather than simply increasing density.
